What is a CP12 gas safety record?
A CP12 is the commonly used name for a landlord gas safety record. The document records checks of relevant gas appliances and flues provided for tenants. It is not a replacement for ongoing maintenance or repair.
Annual checks and tenant records
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange gas safety checks at intervals of no more than 12 months by an appropriately registered Gas Safe engineer. Existing tenants normally receive a copy within 28 days; new tenants should receive it before occupation. Landlords should retain records for at least two years, subject to the rules for early checks.
Before the engineer arrives
- Confirm access to all relevant appliances and flues.
- Provide details of boilers, cookers and gas fires where relevant.
- Tell the engineer about known defects or recent maintenance.
- Arrange access with tenants in good time.
What if a fault is found?
Unsafe equipment requires appropriate action. A safety record is not proof that defects can be ignored. Follow the engineer instructions and arrange any required repair.
