HMO Compliance Services in London

Houses in multiple occupation come with additional safety and management duties. We help HMO landlords and agents arrange the inspections and documents commonly needed for licensing and ongoing management.

What our HMO compliance service covers

Rather than organising separate contractors, you can arrange the documents your HMO commonly needs through one enquiry:

Who is this for?

  • HMO landlords preparing a licence application or renewal
  • Landlords converting a property into an HMO
  • Letting and managing agents responsible for HMO portfolios

HMO licensing in London

Under the Housing Act 2004, a licence is normally mandatory for an HMO occupied by five or more people forming more than one household. Councils can also introduce additional licensing for smaller HMOs and selective licensing for other private rented homes, and many London boroughs operate such schemes. Licence conditions vary, so always check with the council where the property is located.

The Management of Houses in Multiple Occupation (England) Regulations 2006 also place duties on managers, including maintaining fire safety measures, gas and electrical installations and common parts.

FAQs

HMO Compliance Services: common questions

Does my property need an HMO licence?

A mandatory licence is normally required where five or more people forming more than one household share facilities. Smaller HMOs may need a licence under a council’s additional licensing scheme, so check with your local council.

Which certificates are usually needed for an HMO?

Requirements vary by council, but commonly include a gas safety record, an EICR, a fire risk assessment and evidence of working smoke alarms. Your council’s licence conditions will set out what is required.

Can you arrange several HMO inspections together?

Yes. Tell us all the services you need in one enquiry and we will quote for them together.
