A landlord gas safety check looks at the gas appliances, fittings and flues you provide for your tenants. The engineer records the findings on a gas safety record, which you keep and share with your tenants.
- Checks of each landlord-owned gas appliance, such as boilers, gas fires and cookers
- Checks that flues and chimneys are clear and working correctly
- Checks of ventilation and appliance safety devices
- A written record of each appliance checked, any defects found and any action taken
Who needs a gas safety certificate?
If you let a residential property in England that has gas appliances or a gas supply, you are normally responsible for arranging the annual check. This applies to:
- Private landlords letting a house or flat
- HMO landlords, including properties let room by room
- Letting and managing agents acting for landlords under a management agreement
The legal requirements
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must ensure gas appliances and flues provided for tenants are maintained in a safe condition and checked every 12 months by a Gas Safe registered engineer.
- Give a copy of the record to existing tenants within 28 days of the check
- Give a copy to new tenants before they move in
- Keep each record for at least two years
The check can be carried out up to two months before the deadline while keeping the original expiry date, which makes it easier to plan around tenants.

How long is a gas safety certificate valid?
The check must be carried out every 12 months. You can have it done up to two months early and keep the original expiry date.
Who can carry out a landlord gas safety check?
Only an engineer who is on the Gas Safe Register. You can check an engineer’s registration on the Gas Safe Register website.
What if an appliance fails the check?
The engineer will explain the issue. Unsafe appliances may need to be disconnected or turned off until they are repaired, and repairs should be arranged promptly.
